Over 170,000 real estate objects registered in 2016

A total of 172,000 real estate objects were registered in Azerbaijan in 2016, said Rafig Jalilov, the deputy chairman of the State Committee on Property Issues.

He made the remark during the presentation of an online calculator for real estate registration fee on January 12.

Some 50,000 of the total number of the registered real estate objects passed the initial registration. Citizens can also use them as collateral for loans, said Jalilov.

However, in some cases, the Committee has to deny citizens in registration of real estate, the deputy chairman added.

"We promptly register real estate if all documents are all right. However, sometimes owners of agricultural lands and land shares turn to us for the registration of various residential and non-residential objects built on these sites. The legislation prohibits registration of objects on such land plots," said the deputy chairman.

He added that the owners of such objects should inquire in advance if it is possible to build any object on such lands.

Jalilov also said that in 2016, the State Committee on Property Issues has conducted a campaign of “Mass registration” in six regions and 22 cities of the country, while almost 10,000 citizens took advantage of the campaign.

Electronic services of the State Committee are particularly in demand. Last year, 450,000 citizens used e-services of the Committee, while 376,000 appeals were sent to the portal for privatization.

According to the legislation of Azerbaijan there is no difference in the rights of foreigners and local citizens in the field of buying a real estate. The foreign citizen, as well as the citizen of Azerbaijan can buy any property, except the land, i.e. can buy an apartment, a house, but do not a land plot.

The Azerbaijani legislation gives the rights to purchase the land plot only  to the citizens of Azerbaijan.

Azerbaijan's State Committee on Property Issues was established under a presidential decree dated May 19, 2014. The Committee is the central executive body implementing state policy and regulation on real estate management and its privatization, involving investments and conducting state registration and cadastre of real estate in Azerbaijan.
